Why spring AC maintenance pays off in Ottawa
An Ottawa air conditioner sits idle for seven or eight months, then is asked to run flat out the moment the humidex climbs past 35. That sudden start is when weak parts fail. Regular AC maintenance in Ottawa finds those parts in April instead of on a July long weekend.
Dirt is the other enemy. A condenser coil coated with cottonwood fluff, grass clippings and winter grime cannot shed heat, so the compressor runs hotter and longer for less cooling. A clean coil and a correct refrigerant charge keep the system running at the efficiency you paid for.
Maintenance also protects your investment. Manufacturers can ask for proof of proper installation and care when you make a warranty claim, and a yearly service record answers that question.

Our 16-point AC maintenance inspection
Every Oria AC tune-up follows the same 16-point checklist, performed by a licensed refrigeration technician. You get a written summary of what we found and anything that needs attention.
Indoor system
5 checks- 01Thermostat
Confirm it calls for cooling correctly and reads the room temperature accurately.
- 02Air filter
Inspect and replace, or show you the right size and rating.
- 03Indoor coil
Inspect the evaporator coil for dirt, corrosion and frost where accessible.
- 04Condensate drain
Flush the drain line and test the condensate pump and safety switch.
- 05Blower and airflow
Check the furnace blower wheel and motor, and measure the temperature drop across the coil.
Outdoor unit
4 checks- 06Outdoor coil
Clean the condenser coil and straighten bent fins.
- 07Condenser fan
Check the motor, bearings and blade for wear and balance.
- 08Line set
Check the insulation on the suction line and look for rubbing or kinks.
- 09Pad and clearances
Confirm the unit is level, the pad has not settled and nothing blocks airflow around it.
Refrigerant circuit
3 checks- 10Refrigerant charge
Measure pressures, superheat and subcooling against the manufacturer's specification.
- 11Leak check
Inspect joints, valves and the coil for oil stains or other signs of a leak.
- 12Compressor
Measure running amperage and listen for abnormal noise.
Electrical & safety
4 checks- 13Capacitors
Test against their rated microfarad value, since weak capacitors cause most no-start calls.
- 14Contactor
Inspect for pitting and burning that can stop the outdoor unit from starting.
- 15Electrical connections
Tighten terminals and check supply voltage.
- 16Disconnect and breaker
Inspect the outdoor disconnect, fuses and wiring whip.
When to book your AC tune-up
The best window in Ottawa is late April through May. It is warm enough for the system to run under real conditions, and you are ahead of the first hot stretch, which often arrives in late May or early June.
| Time of year | What to do |
|---|---|
| March to mid-April | Book your appointment. Remove any plastic wrap around the outdoor unit and clear leftover snow and ice. |
| Late April to May | Ideal time for the tune-up. Refrigerant readings are most accurate when it is above about 15 °C outside. |
| June to August | Still worth doing if you missed spring, but this is the busiest season for repairs, so booking takes longer. |
| September to October | Heat pump owners should book a second visit before the heating season. AC-only owners can switch the breaker off for winter if they wish. |
If you also have a gas furnace, we can schedule your furnace maintenance in the fall, so each system is serviced just before it does its hardest work.
What you can do yourself between visits
A few simple habits keep your system running well between professional tune-ups. Reviewers such as Audrey M. and Marilyn N. mention being shown this basic upkeep during their visits. For more ideas, see our 21 AC maintenance and home cooling tips.
Change the filter
Check it monthly in summer and replace it every one to three months. A clogged filter is the most common cause of a frozen indoor coil.
Keep it clear
Leave about 60 cm of open space around the outdoor unit. Trim shrubs, move patio furniture and keep grass clippings away from the coil.
Rinse the coil
With the power off at the disconnect, gently rinse the fins from the inside out with a garden hose. Never use a pressure washer.
Fan on Auto, not On
In humid weather, leave the furnace fan on Auto. Running it constantly blows moisture off the wet coil back into the house.
Set the humidifier to summer
Turn off the water to a furnace humidifier and close its bypass damper, or it will add moisture while the AC is trying to remove it.
Learn more →Watch the drain
Make sure the condensate line or pump is draining. Water on the floor or a gurgling pump is an early warning sign.
Your first-day AC start-up checklist
- 1
Clear the outdoor unit
Remove any cover, leaves and leftover ice. Check that the unit still sits level and nothing is leaning against it.
- 2
Restore power a day early
If the breaker was off all winter, switch it on about 24 hours before first use so the crankcase heater on many compressors can warm the oil.
- 3
Fresh filter and open registers
Put in a new furnace filter and open any supply registers you closed for winter, especially upstairs.
- 4
Start it up
Set the thermostat to Cool about 3 °C below room temperature. After 15 minutes, air at the vents should feel roughly 8–12 °C colder than the room.
- 5
Look and listen
The outdoor fan should spin smoothly without buzzing or grinding, and water should be draining from the indoor coil. If anything seems off, switch it off and call us.

Heat pumps and mini-splits need it twice a year
A central air conditioner works three or four months a year. A heat pump works almost every month, so it needs a check in spring for cooling and again in fall before the heating season. The fall visit adds a look at the defrost controls, the reversing valve and the backup heat.
Ductless mini-splits have washable filters behind the front panel of each indoor head. Rinse them every month or so; when they clog, airflow drops and the unit struggles. During a professional service we also clean the indoor coil and blower wheel, which collect dust and can grow mould if left alone.
If your heat pump is already showing signs of trouble, such as heavy ice or cold air in heat mode, see our heat pump repair page.
Maintenance plans and combined visits
A single AC tune-up typically costs $120–$200 per system. If you have a furnace, an air conditioner and a humidifier, a maintenance plan is the simplest way to keep everything on schedule: we remind you when each visit is due, so nothing gets skipped in a busy year.
Homeowners who plan ahead tend to have fewer surprises. Joseph K. in Barrhaven lined up his spring A/C maintenance with Mansoor right after a winter furnace visit, and Julia C. had both her new furnace and AC serviced by the same team two years after installation.
See our HVAC maintenance plans for what is included. If your system is already struggling, our guide on whether regular HVAC maintenance is worth it explains what a tune-up can and cannot fix.

Frequently Asked Questions
Straight answers from licensed Ottawa technicians. Still have a question? Call us any time.
How often should an air conditioner be serviced in Ottawa?
Once a year, ideally in late April or May before the cooling season starts. A central AC only runs a few months, so an annual spring tune-up is enough for most homes. Heat pumps run all year and should be serviced twice, in spring and fall. Change your filter every one to three months in between.
How much does an AC tune-up cost in Ottawa?
A professional AC tune-up in Ottawa typically costs $120–$200 per system. Oria’s visit follows a 16-point inspection that includes cleaning the outdoor coil, checking the refrigerant charge, testing capacitors and electrical parts, and flushing the condensate drain. Any repairs found during the visit are quoted separately, and you decide whether to go ahead.
What is included in a 16-point AC maintenance inspection?
Oria’s 16 points cover the thermostat, air filter, outdoor coil cleaning, refrigerant charge, leak check, capacitors, contactor, compressor amperage, condenser fan, electrical connections, disconnect and breaker, indoor coil, condensate drain and pump, blower and airflow, line set insulation, and the pad and clearances around the unit. You receive a summary of the findings.
Should I cover my air conditioner in winter?
A full plastic wrap is not recommended because it traps moisture and invites rodents to nest inside. Modern condensers are built to sit outdoors through an Ottawa winter. If icicles or snow slide off the roof onto the unit, a breathable top-only cover or a small board on top is fine. Remove it before you turn the AC on in spring.
Can I clean my AC unit myself?
Yes, within limits. With the power off at the outdoor disconnect, you can clear debris, trim plants back about 60 cm and gently rinse the fins from the inside out with a garden hose. Leave refrigerant checks, electrical testing and indoor coil cleaning to a licensed technician, since those involve high voltage and regulated refrigerants.
Does a brand-new air conditioner need maintenance?
Yes. Even a new unit collects cottonwood fluff and dirt on its coil, and the first-year check confirms the refrigerant charge and drain are still correct after the system has settled in. Many manufacturers can ask for proof of proper care when processing a warranty claim, so a yearly service record is useful from the start.
Is it too late to book AC maintenance in July?
No. A mid-summer tune-up still cleans the coil, checks the charge and catches weak capacitors before they fail during the next heat wave. Summer is the busiest season for repairs, so appointments may take a little longer to book. If your system is already not cooling, book an AC repair instead.
