Learn more →Richmond’s mix: 1818 village, new subdivisions and farmland
Richmond is one of Ottawa’s oldest villages, laid out in 1818 on the Jock River, and it still feels like a small town along Perth Street. Around that core you’ll find 1960s–80s bungalows and split-levels, the Kings Park subdivision, the newer Fox Run community, and farms and acreages across Rideau-Jock ward.
Each part of town comes with different equipment. Fox Run homes have new high-efficiency gas furnaces, central air and HRVs. Village homes are often on their second or third furnace, sometimes with ducts that were never designed for air conditioning. Rural properties may heat with propane, oil or wood.
Water differs too. Kings Park and Fox Run draw from City-run communal wells, and much of the rest of Richmond relies on private wells. Rural Ottawa groundwater is often hard, which matters for water heaters.

Furnace repair and replacement in Richmond
Our shop on Longfields Drive is a short run from Richmond, which makes it one of the rural villages we reach most easily for furnace repair, no-heat calls and seasonal tune-ups. We fix every make, from builder-installed furnaces in Fox Run to 25-year-old mid-efficiency units still running in the village.
Replacing a 1990s mid-efficiency furnace that vents into a metal chimney takes more planning than most owners expect. Condensing furnaces exhaust through plastic pipe rather than the chimney, so we plan a new vent route and deal with any gas water heater left alone in an oversized chimney, which can cause venting problems.
| Richmond job | Typical installed range |
|---|---|
| Furnace or AC tune-up | $120 – $200 per system |
| Furnace repair (most common repairs) | $150 – $900; major parts $600 – $2,000 |
| High-efficiency gas furnace replacement | $4,500 – $8,500 (variable-speed/modulating up to ~$10,500) |
| Central air conditioner replacement | $4,000 – $8,000 |
| Gas tank water heater (40–50 gal) | $1,800 – $3,200 |
| Tankless water heater | $3,500 – $6,500 |
These are typical Ottawa installed ranges before rebates. The number moves with your home, the equipment you choose and any venting or duct changes, and new installation estimates are always free. On hard water, a tank water heater lasts longer with periodic draining.
Rural Richmond HVAC: propane, oil and heat pump conversions
Past the end of the gas mains, Richmond-area homes have more options to weigh. See heat pump installation for how conversions work. These are the projects we're asked about most.
Oil to heat pump
Replace an aging oil furnace and tank with a cold-climate heat pump plus backup heat, and gain central air in the process.
Learn more →Propane to heat pump
Keep the propane furnace as backup and let a heat pump carry most of the winter, so the delivery truck comes less often.
Learn more →Propane appliance service
Gas-licensed technicians for propane furnaces, water heaters and fireplaces on farm and acreage properties.
Boilers
Repairs and high-efficiency replacements for older village homes heated by radiators or in-floor heat.
Learn more →Ductless for outbuildings
Mini-splits for a heated workshop, studio or loft without running a single duct.

Fox Run and newer Richmond homes
Fox Run homes are new enough that most calls are maintenance, early repairs and upgrades owners want rather than need: a humidifier for drier winter air, a smart thermostat, or a BBQ gas line to a new patio.
Yearly maintenance still matters on new equipment. Many manufacturer warranties expect regular professional service, and an annual check catches clogged condensate lines and dirty flame sensors before they cause a January shutdown.
Frequently Asked Questions
Straight answers from licensed Ottawa technicians. Still have a question? Call us any time.
How close is Oria to Richmond?
Close. Our shop is at 925 Longfields Drive in Nepean, on the Barrhaven side of the city, and Richmond is one of the nearest villages to us. That makes it easier to fit Richmond into same-day repair schedules when openings exist, and our 24/7 emergency line covers no-heat and no-cooling calls at any hour.
My Richmond home is on a communal well. Do I still need to worry about scale?
Usually, yes. Communal well water is treated to make it safe to drink, not softened, and groundwater around rural Ottawa tends to be hard. Over time, hardness leaves scale in tank water heaters and tankless heat exchangers. Draining a tank periodically and descaling a tankless unit on schedule keeps efficiency up and helps the heater last.
Can you replace an oil furnace in a rural Richmond farmhouse?
Yes. Most oil replacements we quote are cold-climate heat pumps with a backup heat source, or a switch to propane or natural gas where available. The old oil tank must be properly removed or decommissioned, and we coordinate timing with your oil company or a tank contractor. The right choice depends on your ducts, electrical service and insulation.
What does a furnace replacement cost in Richmond?
Most high-efficiency gas furnace replacements fall between $4,500 and $8,500 installed, before rebates, with variable-speed or modulating models up to about $10,500. Older village homes can land higher if the chimney vent must be replaced with PVC venting or the ductwork needs changes. Estimates for new installations are free.
Do you install central air in older Richmond homes?
Yes. If the house has ductwork, we check that the ducts and furnace blower can move enough air for cooling, then size the AC from a load calculation. Homes heated by baseboards or a boiler, with no ducts, are usually better served by a ductless mini-split, which also heats efficiently.
Is natural gas available in Richmond?
In much of the village and the newer subdivisions, yes. Many properties outside the village have no gas main nearby and rely on propane, oil or electricity. If gas is at your road, Enbridge runs the service to the meter, and we handle the piping and appliances from there.
