How water heater rental works in Ontario
Renting a water heater is common in Ontario, and many Ottawa homeowners inherit a rental when they buy a house. You pay a monthly fee, usually on your gas bill or a separate invoice, and the rental company owns the tank.
In return, most rental agreements cover repairs and replacement of the rented unit for as long as you rent it. You never pay a large bill when the tank fails, but you also never stop paying while it is in your basement.
A water heater rental in Ottawa can be a sensible choice. The key is knowing what you are paying over time and what your contract says before you sign or switch.

Rent vs buy: the 10–15 year maths
The simplest way to compare is to multiply the monthly rental by the years you expect to stay, then set that against the purchase price of an owned tank. The numbers below use the typical Ontario rental range of about $25 to $45 per month and Ottawa’s typical installed price for a 40–50 gallon gas tank.
| Time in the home | Renting (about $25–$45/month) | Buying a gas tank |
|---|---|---|
| 5 years | $1,500 – $2,700 | $1,800 – $3,200 (one tank) |
| 10 years | $3,000 – $5,400 | $1,800 – $3,200 (one tank) |
| 15 years | $4,500 – $8,100 | $3,600 – $6,400 (likely two tanks) |
These rental totals assume the rate never rises. Many rental contracts allow periodic increases, so real totals are often higher.
The owner’s column leaves out repairs. A thermocouple, gas valve or anode rod can add a few hundred dollars over a tank’s life. Even so, if you plan to stay more than about five or six years, buying usually costs less. Our rent vs buy guide goes deeper.
What to check in any water heater rental contract
Before you sign a new rental, or when you inherit one with a house, find the contract and look for these six things.
Monthly rate and increases
Note today's rate and whether, how often and by how much the provider can raise it.
Buyout schedule
Many contracts set a buyout price that drops as the tank ages. Ask for the current figure in writing.
Removal and return terms
Check whether there is a fee to remove or return the tank if you replace it with your own.
Minimum term
Some agreements have a minimum rental period or charge more to end early.
What service covers
Confirm which repairs, parts and response times are included, and what counts as misuse.
Liens on your home
Ask whether anything was ever registered on your property title, especially for older agreements.

Buyouts, switching and your rights in Ontario
If you want to stop renting, you generally have two routes. You can buy the tank you have at the buyout price in your contract, or you can return it and install a tank you own. Which is cheaper depends on the tank’s age: buying out a nearly new tank can make sense, while paying to buy a 12-year-old tank usually does not.
Call your current provider first and ask three questions: the buyout price today, any removal or return fees, and how they want the old tank returned. Then compare that with a quote for a new owned tank.
Ontario has tightened consumer protection in this area. Since March 1, 2018, unsolicited door-to-door agreements for water heaters and other home equipment are void under the Consumer Protection Act, unless you contacted the company and asked them to visit. In June 2024, the Homeowner Protection Act banned new notices of security interest (NOSIs) for consumer goods on property titles and deemed existing ones expired.
This is general information, not legal advice. If a contract or title issue is complicated, a real estate lawyer can review it.

Which option fits your situation?
Short stay: rent
Selling in the next few years? A rental keeps upfront costs at zero and the tank stays with the house.
Tight budget today: rent or finance
Rental or financing both avoid a lump sum. Financing ends with you owning the tank.
Learn more →Long-term owner: buy
Staying 10+ years? Buying usually saves thousands over the life of the tank.
Inherited an old rental: compare
Ask for the buyout price, then compare it with a new owned tank and a few more years of rent.

Frequently Asked Questions
Straight answers from licensed Ottawa technicians. Still have a question? Call us any time.
Is it cheaper to rent or buy a water heater in Ontario?
Over the long run, buying is usually cheaper. Renting at about $25 to $45 a month costs roughly $3,000 to $5,400 over 10 years, while a 40–50 gallon gas tank costs about $1,800 to $3,200 installed in Ottawa. Renting can still make sense if you plan to move soon or want repairs included.
How much does a water heater rental cost in Ottawa?
Water heater rentals in the Ontario market typically cost roughly $25 to $45 per month, depending on the tank type, size and provider. Power-vented and tankless units usually sit higher in the range. Check your contract for scheduled rate increases, because they raise the long-term cost.
Can I buy out my rental water heater?
Many Ontario rental contracts include a buyout option, often with a price that falls as the tank ages. Call your provider and ask for the current buyout price and any fees in writing. Buying out a newer tank can make sense; buying out an old one near the end of its life usually does not.
Can I cancel my water heater rental and replace the tank?
In most cases, yes, but your contract sets the terms. You may need to pay a buyout, removal or return fee, and arrange to return the rented tank. Read your agreement first, get the figures in writing, then compare them with the cost of installing a tank you own.
Who repairs a rented water heater?
Under most rental agreements, the rental company is responsible for repairing or replacing the rented tank as long as you keep paying. If the tank leaks or stops heating, call your provider first, because work done by someone else may not be covered.
Did Ontario ban door-to-door water heater rentals?
Yes. Since March 1, 2018, unsolicited door-to-door agreements for water heaters and certain other home equipment are void under Ontario’s Consumer Protection Act. The rule does not apply if you contacted the company first and asked them to come to your home.
Does Oria Heating and Cooling offer water heater rentals?
