Learn more →Greely homes: village lots, estate subdivisions and farms
Greely sits in Osgoode Ward along Bank Street and Parkway Road, about as far south as Ottawa’s suburbs reach before the farmland takes over. The housing is a mix: older bungalows and side-splits in the village core, estate subdivisions on lots of an acre or more, large custom builds, and farmhouses along the concession roads.
Most homes run on private wells and septic. Heating varies more than almost anywhere in the city: newer estate streets usually have natural gas at the road, while many older and more remote properties still burn propane or oil.
That’s why a Greely service call starts with a question city contractors rarely ask: what fuel does the house use?

Furnace repair and heating upgrades in Greely
Big homes on big lots change the job. A 4,000 sq ft custom home may have two furnaces or a zoned system, long duct runs to a bonus room over the garage, and a mechanical room shared with a well pump, pressure tank and water treatment equipment. Our furnace repair technicians work around all of it.
Natural gas homes
Repairs, tune-ups and 96–98% AFUE replacements, sized from a room-by-room heat-loss calculation rather than the old furnace’s nameplate. Large homes tend to benefit most from modulating furnaces and zoning.
Propane homes
Propane furnaces, boilers, water heaters and fireplaces are gas appliances, and every Oria technician is gas licensed. When you’re replacing, we compare propane running costs against a heat pump so you can see the trade-off.
Oil homes
If your oil furnace or tank is near the end of its life, a cold-climate heat pump with propane or electric backup is the replacement we quote most often in rural Osgoode. It ends fuel deliveries and the insurance questions that come with an aging tank. Hot-water systems can move to a high-efficiency boiler instead.
| Greely project | Typical installed range |
|---|---|
| Furnace repair (most common repairs) | $150 – $900; major parts $600 – $2,000 |
| High-efficiency gas furnace (96–98% AFUE) | $4,500 – $8,500 (modulating up to ~$10,500) |
| Ducted cold-climate heat pump | $9,000 – $18,000 |
| Boiler replacement | $7,000 – $15,000 |
| Gas line for BBQ / range / dryer | $350 – $1,000 |
Rural jobs vary more than suburban ones, so read these as typical ranges before rebates. The final price depends on the home, the equipment and the venting or ductwork, and every estimate for a new installation is free. Ask about current rebates and financing.

Long gas line runs for new custom homes
Many Greely estate lots have natural gas at the lot line, but the house can sit far back from the road, with a detached garage or pool house even farther. Enbridge brings the service to the meter; everything after the meter is house piping, and that’s where we come in.
Feeding a furnace, range, fireplace, pool heater and garage heater from one meter takes careful pipe sizing. A long run that’s undersized starves the appliances at the far end, so they light poorly or shut down on the coldest days.
We plan the piping from your drawings with the builder, pressure-test every section, and tag it ready for the appliances. The same gas line installation service covers adding a line to an existing home’s shop or outdoor kitchen.
Greely HVAC beyond the furnace: well water, water heaters and more
Rural Greely homes have needs that city homes don't. These are the jobs we're called for most.
Water heaters on well water
Hard well water builds scale quickly. We size tank and tankless heaters for your household and suggest a flushing schedule.
Learn more →Heat pump conversions
Oil-to-heat-pump and propane-to-heat-pump projects with backup heat sized for −25 °C nights.
Learn more →Humidifiers and HRVs
Large open-concept houses dry out in January; newer airtight builds need balanced fresh air.
Learn more →Central air
Condensers sized for big, sun-exposed homes on open lots, plus repairs on every make.
Learn more →Gas and propane fireplaces
Fireplaces and inserts for the great room, the basement or a three-season room.
Learn more →24/7 emergency service
No heat, no hot water, or an HRV or humidifier failure in the middle of the night.

Straight answers from licensed Ottawa technicians. Still have a question? Call us any time.
Do you service homes in Greely?
Yes. Greely is part of our regular south Ottawa service area, reached from our Nepean shop across the Vimy Memorial Bridge and along Earl Armstrong Road. We repair, install and maintain furnaces, boilers, heat pumps, central air, water heaters, humidifiers, HRVs and gas lines in the village, the estate subdivisions and rural properties on the concession roads, with 24/7 emergency service.
Natural gas just reached my Greely street. Can my propane furnace be converted?
Often, yes. Many furnaces, water heaters and fireplaces can be converted between propane and natural gas with the manufacturer’s conversion kit, which changes the burner orifices and gas valve settings. It has to be done by a licensed gas technician and checked for proper combustion afterward. If the appliance is old, replacing it with a high-efficiency natural gas model may be the better value.
Is a heat pump worth it in a Greely home heated by oil?
Often, yes. Oil is one of the more expensive ways to heat a rural Ottawa home, and an aging tank can cause insurance problems. A cold-climate heat pump heats efficiently well below −15 °C and adds central air in summer. Most conversions keep a backup heat source for the coldest nights. Budget $9,000 – $18,000 for a ducted system, before any rebates.
How does well water affect my water heater?
Hard, mineral-rich well water leaves scale in the bottom of tanks and inside tankless heat exchangers, which cuts efficiency and shortens equipment life. A water softener reduces the problem. Either way, tanks benefit from periodic draining and tankless units from regular descaling. We’ll recommend a flushing interval for your water when we install or service your heater.
We're building a custom home in Greely. When should we call about HVAC and gas?
Before framing is finished, ideally. We can size the heating and cooling from the house plans, lay out the ductwork and mechanical room, and plan gas piping to every appliance, including detached garages and outdoor kitchens. Planning early avoids undersized gas lines on long runs and ducts squeezed into the wrong joist bays.
What size furnace does a large Greely home need?
It depends on heat loss, not square footage alone. A well-insulated 3,500 sq ft home can need less capacity than a drafty 2,500 sq ft farmhouse. We calculate heat loss room by room for Ottawa’s −25 °C design temperature, then choose the equipment and zoning so upper floors and bonus rooms stay as comfortable as the main floor.
