Riverside South was mostly farmland until the first homes went up in 1996. Building has continued ever since, so the neighbourhood is young by Ottawa standards. The catch is that the earliest streets are now close to 30 years old, and their original mechanical systems were never meant to last that long.
A gas furnace usually gives 15 to 20 years in our climate, a central air conditioner 12 to 18, and a tank water heater 10 to 12. In late-1990s and early-2000s Riverside South homes, all three are often original, and many are failing within a few seasons of each other.
The one big exception is Honey Gables, a small enclave of three streets off River Road that dates to around 1950. Those homes have older ductwork and venting and need the same care we bring to mature neighbourhoods elsewhere in the city.

Just across the bridge from Barrhaven
Since the Strandherd-Armstrong Bridge opened in 2014, Riverside South has been a direct drive over the Rideau River from our Longfields Drive shop. It is one of the closest communities we serve, and it fits easily into the same routes as our Barrhaven calls.
The area keeps growing, too. O-Train Line 2 has reached Limebank Road since January 2025, and the community is still growing. Its newest townhomes come with compact mechanical rooms that need careful planning at replacement time.

Why does my furnace shut off during snowstorms?
High-efficiency furnaces draw air and vent exhaust through PVC pipes on an outside wall. When drifting snow or ice covers those pipes, a safety switch shuts the furnace off. Clear snow from both pipes and restart the furnace at the thermostat. If it will not stay on, call a licensed technician.
My 2005 air conditioner is leaking refrigerant. Repair or replace?
An air conditioner from 2005 likely uses R-22, which is phased out and expensive to buy. Finding and fixing the leak, then recharging, often costs a large share of a new unit for a system near the end of its life. Replacement is usually the better value, with a new central unit in the $4,000 – $8,000 range installed.
Do you work on older homes in Honey Gables?
Yes. Honey Gables dates back to around 1950, so its homes often have older ductwork, chimney venting and sometimes previous oil-to-gas conversions. Can a heat pump work in a Riverside South townhome?
Yes. Most Riverside South townhomes have forced-air ducts, so a ducted cold-climate heat pump can replace the AC and handle most of the heating, with the gas furnace as backup. The outdoor unit needs proper clearance, which can take planning on narrow lots. Ducted systems typically run $9,000 – $18,000 installed.
