Learn more →Older Nepean homes need a different kind of install
A furnace swap in a 1960s Nepean bungalow is rarely just a swap. The old furnace probably vented up the chimney alongside the water heater. A new 96–98% AFUE furnace vents through PVC pipe out the side of the house instead, which leaves the water heater alone in a chimney sized for two appliances.
That “orphaned” water heater can draft poorly and push combustion gases back into the basement. We check every chimney-vented water heater when we replace a furnace, and we fix it with a liner, a power-vent water heater or a different setup before we leave.
We also route the new PVC venting to meet code clearances from windows and the gas meter, and plan a condensate drain, which is trickier in finished basements with no floor drain nearby.

What’s in the basement, neighbourhood by neighbourhood
Bells Corners, Crystal Beach, Lakeview Park
Postwar and 1960s bungalows on mature lots. Expect small supply ducts, few return-air grilles and basements finished long after the furnace went in. These homes benefit most from a duct check before adding AC.
City View, Parkwood Hills, Craig Henry, Manordale
Split-levels and back-splits where one level runs hot and another runs cold. Return-air upgrades and a variable-speed blower even things out more than a bigger furnace would.
Centrepointe and the 1980s streets
Two-storey homes now on their second furnace and often their second air conditioner. Many still have a 1990s or early-2000s mid-efficiency unit that is ready to retire.
Common Nepean service calls
Adding central air to heat-only ducts
Cooling needs more airflow than heating. We size the AC to what your ducts can actually move, and enlarge returns where needed, so the system does not freeze up or roar.
Learn more →Dry winter air
Older Nepean homes leak more air, so indoor humidity can drop well below comfortable in January. A bypass or fan-powered humidifier, $500 – $1,000 installed, is a common fix.
Thermostat failures
Old mercury and early digital thermostats fail or stop talking to newer furnaces. A smart thermostat installed runs $250 – $600 and is often a same-visit job.
Learn more →Boilers and radiators
A share of older Nepean homes still heat with hot water. We service and replace boilers, including high-efficiency combi units that also make domestic hot water.
Learn more →Gas lines during kitchen renos
Switching from an electric to a gas range is a popular Nepean renovation. A licensed gas tech runs and tests the line, typically $350 – $1,000.
Learn more →Repair or replace in a Nepean home?
As a rule of thumb, if your furnace is over 15 years old and a repair quote passes about half the cost of replacement, replacing usually makes more sense. Here are the typical Ottawa installed ranges we work from:
| Job | Typical range |
|---|---|
| Furnace repair (most common repairs) | $150 – $900 |
| Major furnace parts (blower motor, control board, inducer) | $600 – $2,000 |
| High-efficiency gas furnace replacement (96–98% AFUE) | $4,500 – $8,500 |
| Boiler replacement | $7,000 – $15,000 |
The final price depends on the home, equipment and venting/ductwork, and Oria gives free estimates on new installs. Learn more about furnace repair and furnace installation.

Frequently Asked Questions
Straight answers from licensed Ottawa technicians. Still have a question? Call us any time.
Do you service furnaces in Bells Corners?
Yes. Oria repairs, maintains and replaces furnaces in Bells Corners and across Nepean, including Crystal Beach, Lakeview Park, City View, Craig Henry and Centrepointe. Every make and model is covered, and you can reach us around the clock for no-heat emergencies. Call (613) 866-1869 to book a repair or a free installation estimate.
Can I add central air to my 1960s Nepean bungalow?
Usually, yes. Most 1960s Nepean bungalows have forced-air ducts that can carry central air, but they were sized for heating. Oria checks duct size and return air first, then sizes the air conditioner to match, sometimes adding a return. A central AC installation typically costs $4,000 – $8,000, depending on the home.
Why does my water heater need attention when I replace my furnace?
When a chimney-vented furnace is replaced by a high-efficiency model that vents through PVC, the water heater is left alone in a chimney built for two appliances. It may then draft poorly and spill exhaust indoors. Oria checks this on every furnace replacement and fixes it with a liner or a power-vent water heater.
Do you work on boilers in Nepean?
We do. Hot-water boilers are still common in older Nepean homes, and Oria services, repairs and replaces them, including high-efficiency combi boilers that also supply domestic hot water. Boiler replacement typically runs $7,000 – $15,000 installed, depending on the system and venting. We also service radiators, circulator pumps and controls on existing systems.
My Nepean home is very dry in winter. What helps?
Older homes lose more air, so indoor humidity often drops to uncomfortable levels in an Ottawa January. A furnace-mounted humidifier adds moisture through your ducts; bypass or fan-powered models typically run $500 – $1,000 installed. Sealing obvious drafts helps too. Aim for roughly 30–40% indoor humidity, lower on the coldest days.
